First Saturday Village Market in Dunnellon’s Historic Village

Vendors of every type will be showcasing their wares, from antiques, produce, food to jewelry and crafts.
Happens the first Saturday of every month in our neighborhood. 

Vendors 25 to 70, depending on the month, set up on the lawns of our shops and sell their wares from at least 9am to 2 pm – some stay later.
They sell everything from produce and herbs to antiques and junk – and lots of crafts and jewelry and odd things in between!

It’s a great day to visit the shops.

Friends of the Dunnellon Public Library

Friends of the Dunnellon Public Library Book Store will have their “July Blow-Out” STORE-WIDE HALF-PRICE Book Sale.  Regular prices of $2 Hardcover, $1 Large Paperback, and 50¢ for paperbacks will all be half-priced (including special marked items).

Thanks to the wonderful donations from our community, we are able to provide books in all Categories – (Children’s , mysteries, history, computer, Self-Help, Sci-Fi, Religion/Inspirational, books-on-tape, videos, CDs, cassettes, puzzles).

The Friends Book Store (inside the Library), located at 20351 Robinson Road (just behind Superior Bank) in Dunnellon, is operated by an all volunteer staff with proceeds benefiting your Dunnellon Public Library by providing book endowments and other enhancements.  Every book you donate, every book you purchase, helps us to improve your library.

The name is being changed to better promote our local farmers and encouraging local families to grow vegetables and share their overflow with the community by selling at the market. The new location affords the luxury of holding the market rain or shine, hot or cold because of the indoor/outdoor venue.

The program was put on pause while Peace held Wednesday evening services during the Advent season.

The program will once again begin with a light meal at 6:30 p.m., followed by Bible class for adults at 7:00 p.m., and recreation time for children. 

The Bible Study is led by Pastor Terry McKee. 

The program is free and all people in the Dunnellon and surrounding

communities are invited to attend.

The “Soul Food” program offers working and younger families an opportunity to attend Bible class and engage in Christian fellowship.

Short Sale, Foreclosure-What happens next.

If you have been through process you’re probably just wanting to breath a little. The exhausting phone calls, the endless amounts of paperwork have more than likely taken the wind out of your sail. But what happens next.

You will recieve a 1099 in the mail at the end of the year that will represent the  amount of the debt forgiven. The amount of Debt Forgiveness is sent to the tax payer and the IRS via 1099. This is considered income and can drastically affect the amount of your IRS debt.

There is some relief from the government that will prove helpful to millions of people facing this situation. The Mortgage Forgiveness Debt Relief Act of 2007 was signed into law on December 20, 2007. This law protects taxpayers who have lost or will lose their primary residence through short sale or foreclosure during the period of January 1, 2007 through December 31, 2009.

Current tax codes treat this debt forgiveness from a lender as income taxed at ordinary income tax rates.  Taxpayers with loan balance are less than 2,000,000.00 for Married Joint filers and 1,000,000.00 for a married person filing a separate return max exclude this forgiven debt if it the property was the primary residence.

Investment properties, second homes, credit cards, car loans, or business property DO NOT qualify.

Credit, Credit, Credit – Part Two

In part one we discussed the importance of repairing and maintaining your credit report. It is of the utmost importance if you are considering making any large purchase; be it a home or a car, that you are a ware of your credit standing.  All types of lending are being affected by the banking issues that we are plagued with right now; it is not only home mortgages but car loans, credit cards, and standard installment loans as well.

So if you have ordered your credit as suggested in part one and have done all the disputing you can do but there are still some blemishes that are going to hold you back, what do you do now. Part two will help you figure out what to do next. Again it will take time but remember this is a plan; it needs to be worked. You will be successful you just need to commit to working your plan and keep your eyes forward; on that house you want to call your home.

Unpaid collections are worse than paid collections. You can negotiate a pay-off settlement that reduces your bill, plus request that all derogatory remarks are removed from your credit report. At the very least have them report the account as paid in full. Be sure to get verbal agreements in writing before sending off your payment. Once the payment has been sent in get a copy of the cancelled check and another letter from that agency stating that you paid as agreed in the settlement letter. It is very important to hang on to this documentation for at least 7 years.

Slowly close out unneeded or unused credit accounts. Most experts recommend carrying between two and four credit cards. But, be cautious when canceling because closing accounts can negatively impact your credit score. The scoring mechanism considers the ratio of total debts to total available credit. A good rule of thumb is to keep your revolving debt to 50 percent of your available credit.

Getting rid of credit cards the smart way.
Once your account has a zero balance, you’re ready to start the process. It’s important to know that the credit card company reports the account closing to the credit reporting agencies, not you, and they have two ways of doing it:

1. “Closed at customer’s request” — This tells the credit reporting agency that it was your request, the bank isn’t forcing you to close the account; it’s what you want on your report
2. “Closed by creditor” — This tells the credit reporting agency that bank doesn’t want your business any more; it’s what you don’t want on your report.

Closing a credit card account takes time, patience and organization. It is crucial to log every call you make I would suggest using the last bill showing the zero balance; it contains all the information you need to have to discuss the account so you probably would have it handy anyway. Use it as your note pad. You want a record of exactly who said what and when, so you’ll have the facts at your fingertips should there be a problem down the line.

  • For each bank, look for the customer service number on your monthly statement. If you can’t find it there, get it by calling the toll-free information number: (800) 555-1212 Call each bank; verbally confirm your zero balance, and verbally cancel your card. If you’re a good customer, expect the customer service representative to try to convince you not to close it; you may be offered perks, such as a lower interest rate. Stand firm. Tell the rep you will send a letter to confirm the cancellation and ask for the department and address to send it to.  Record everything pertinent to the call.
  • Write your letter to the bank. Make sure you include the account number and your name and address on the account. It wouldn’t hurt to attach a copy of the last statement showing the zero balance, and the pertinent account information. Include in the letter: (1) please cancel my account (2) please notify the credit reporting agencies that the account was “closed at the customer’s request.” Make a copy of the letters and attachments for your files.
  • Mail the letters by certified mail with return receipt requested. When a return receipt comes in, staple it to the appropriate letter in your file and post the date received in your log.
  • A month after your last return receipt comes in, check your credit reports to make sure all accounts are reported as “closed at the customer’s request.” 
  • If the credit report is correct, you’re done. If it’s not, start all over again: Call the bank to report the mistake, request that they fix it and follow up with a certified, return-receipt letter.
  • Keep going until the job gets done.
  • Other tips:
    • Close out your newest accounts so that you don’t lose your longer credit history.
    • Close out accounts slowly over several months.
    • Verify that all accounts you’ve closed are reported as “closed by consumer” for the best report.
    • Even if creditors offer to raise credit limits, allow yourself only moderate credit limits.
    • Keep your balances low and avoid revolving balances
  • You can also work to add positive information and show stability in your credit file.You may have been denied credit because of an insufficient credit file, yet you have credit. Some creditors — such as, travel, entertainment, gasoline card companies, local banks and credit unions — may not report your credit history to the credit bureaus. You can try asking the credit grantors to report your account information and monthly payment history to a credit-reporting agency. Not all will do that. So, in the future, before opening a new account, ask if this account  will be reported monthly to a credit-reporting agency.If you have really bad credit — perhaps even filed bankruptcy — don’t let your credit status go dormant. “The faster you begin to re-establish good credit, where you pay on time, every time,” says Craig Watts, consumer affairs manager of the Fair Isaac Corp., “the faster you’ll improve your credit score.”
  • Build a solid credit history. Secured credit cards offer people with no credit and those repairing their credit this opportunity. Shop around for the best deal available, but limit your applications. Credit bureaus look at how many new accounts you’ve opened, and the number of “inquiries” for new accounts that are listed. A rash of new inquiries results in reducing your score, because many times people knowing that money problems are coming will increase their credit lines to get them through whatever situation is coming.
  • Lastly, open a savings account at your bank. Demonstrating the ability to save money tells creditors that you are working within a budget and that you have reserves to repay debts.

I know that all seems like a lot of work. You are right it is. There are many credit repair companies out that there that charge a good fee to do this for you BUT beware of credit repair scams. Many people have fallen prey to companies promising to remove all negative information from your credit report. I have never had a client that has utilized one of these companies that benefited at all from the program; they just threw that money out the window. So make a commitment to help your self get your credit report buffed and polished before you think about any major purchase.  If you think you may be ready now to purchase a home, contact me. Credit, Credit, Credit Part One

Changes are constant in the lending industry. No matter how you slice it, it all comes down to CREDIT.

Over the last decade and half there were many investors willing to take a chance on some one with less than perfect credit. Now they are GONE! So what do we have left? We have conventional lending that will soon require 720 credit score for 95% financing. We have FHA that is more accepting of lower credit scores but even they have tightened up; in most cases you must have at least a 580 credit. VA is about the same, USDA is also in that area although 580-619 require an exception by the underwriter to allow the loan to close with them. I firmly believe that anyone disiring to buy their own home can. They may need a plan on how to get there but if the desire is strong enough and they follow the plan, it will work.

I’m not a credit expert by any means but I have viewed many many credit reports and know what has stopped my clients from being able to buy a home. I also know what has helped several my clients improve their credit and raise their ever important credit score so they could buy that home they were wishing for. If your up to the challenge, willing to put in some time and effort, you too can get your credit report improved and that credit score up to where it needs to be.

CREDIT, CREDIT, CREDIT

Everyone needs to pay close attention to credit. A free credit report can be obained annually from each credit bureaus online at www.anualcreditreport,com or if you have been denied financing or insurance or employment due to credit within the last 60 days you are also elligible. The company you applied to must supply the credit bureau’s name, address and telephone number.

The three major credit reporting companies are: Experian, Equifax, and Trans Union. You want to get your report from each of them as different companies use different bureaus to report activity so what might appear on one may not be on the others. Below I have listed the addresses for each reporting company so that you may request your free copy.

Once you receive your report learn how to read them. Attached to your report will be an explanation on how to interpet your report. Practically everyone has at least one error on their report. Reporting companies only report the infromation supplied to them by the Creditor; they do not verify the information. Get ready to disect the information. Carefully review everything from typing errors, outdated and incomplete information to inaccurate account histories. You’ll want to make a thorough list of items you plan to dispute and why; supply as much proof as you can.

If the late payments and collections in your report are true, only time and improved habits can change that. Late payments, such as credit cards, and charged-off accounts remain on your report for seven years; bankruptcies for 10. Don’t be fooled by companies promising to erase all the bad stuff. Only inaccurate information will be removed. I have had many clients pay good money to companies “GUARANTEE” to remove “ALL NEGATIVE INFORMATION” only to have thrown their money out the window. You can remove just as much as any of these companies on your own. It takes a some effort from you but in the long run it will be worth it.

It pays to be thorough! You can either complete the dispute form provided with your credit report or write a letter or go online to make your dispute; it will be much faster. You must identify each mistake and state why it’s wrong. Its a good idea to send a photocopy of your credit report with the mistakes circled to the reporting credit bureau. In addition you need to supply proof to prove your point. Cancelled checks, copies of settlement offers and proof that you paid it. If an account is showing late payments that you believe are incorrect send them proof that it wasn’t late. Hopefully you have kept copies and good records. Keep copies of everything that you send the credit bureaus, plus dates sent. The credit bureau must investigate any dispute within 30 days of receiving your letter. Any item that is not verified as accurate by a creditor is removed. If the credit bureau makes any changes to your credit file, it will send you a free, updated copy of your credit report. Once a negative item is removed from your report, the credit bureau cannot put it back on unless a creditor verifies its accuracy and completeness — and sends you written notice.

Part Two will help you work on items that remain on credit that could be an issue when attempting to get new credit.

Zillow.com

I recently read an Article posted by Zillow.com, an online real estate service company founded in 2005, released its Second Quarter Real Estate Market Report for the period April – June 2008. According to the report, the median U.S. home value declined 9.9 percent from a year ago. According to the report, the median U.S. home value has not been this low since the fourth quarter of 2004, leaving 29% of homeowners who purchased since 2003 with negative equity.

The report monitors real estate values in 165 metropolitan statistical areas (MSAs) so the data needs to be analyzed carefully to fully understand how specific markets have done. For example, Zillow reports that homes in Stockton, CA lost 38.2% of their value from a year ago while Winston-Salem, NC is in the black by 4%. Other hard hit markets include Las Vegas (27.4%); Los Angeles (21.4%) and Miami (20.8%).

The report focuses a lot of its attention on the negative side of the real estate market using terms like “underwater” to define homeowners who purchased homes as far back at 2003 and now find themselves with a home value less than they originally paid. The report does not take into account that home prices and property values were grossly overvalued during the period of 2003 – 2006.

Approximately 24% of home sales nationwide sold for a loss and nearly 15% of sales were foreclosures. New York – Northern New Jersey – Long Island reported the lowest percentage of homes that sold in foreclosure (3%).

Dr. Stan Humphries, Zillow’s vice president of data and analytics believes that these trends will continue as the rate of decline in home values continues in many markets.

On a positive note, 90% of homes recorded a 4.4% “positive annualized appreciation” over the past 5 years . The report states at 100% of homes recorded a 6.5% annualized appreciation over the past 10 years.

This tells me that we need to look at the long term goal.  This is the perfect time for buying a home that you want to live in. Prices are down and rates are down now. I’m not sure how long rates will hold though, they seem to edging up a bit.

I have worked with Terri Neill for about 6 years; her dedication and hard work has placed many people in their first home and many find their dream home. Every year, from July 1 to mid-September, scalloping comes to Citrus County. Part snorkeling experience, part treasure dive and part saltwater fishing trip, scalloping along the unspoiled shores of Crystal River and Homosassa provides a salty adventure to fishers of all ages. Citrus County’s bay scallops rest under about five or six feet of water, just offshore along the grassy lip of the Gulf of Mexico. All it takes is a snorkel, a mask, a mesh bag and a saltwater fishing license to get in on the action.

Recent scalloping seasons have been fantastic. Seafood lovers from all over the Sunshine State and beyond ventured to Citrus to dive for the meaty morsels, having an ocean of fun as they literally bagged their limits.

The bag limit is 2 gallons of whole scallops (in the shell), or 1 pint of scallop meat per person per day. In addition, no more than 10 gallons of whole scallops or 1/2 gallon of scallop meats may be possessed aboard any vessel at any time. You may harvest scallops only by hand or with a landing or dip net. Scallopers must remain in the legal scalloping area (from Mexico Beach to the Pasco-Hernando county line) while in possession of scallops on the water including the point where they return to land.

Dunnellon Farmers Market opens at the Historic Train Depot of Dunnellon Tuesday, March 23rd and continues each Tuesday from 2:00 to 6:00 p.m. at the depot.  The market started Oct. 6, 2009 as “Green Market Tuesday” at the corner of Walnut & Cedar Streets but needed better visibility and so is being moved to Highway 41, the major north/south artery through Dunnellon.

The name is being changed to better promote our local farmers and encouraging local families to grow vegetables and share their overflow with the community by selling at the market. The new location affords the luxury of holding the market rain or shine, hot or cold because of the indoor/outdoor venue.

The Historic Depot in Dunnellon is open Tuesdays from 9 a.m. – 1 p.m. for fellowship, games and free coffee.

 

PEACE LUTHERAN CHURCH RESUMES

“SOUL FOOD” PROGRAM

 

 

Peace Lutheran Church Missouri Synod, at 7201 South Highway 41 just five miles north of downtown Dunnellon,
has resumed its Wednesday evenings family “Soul Food” program on. 
The program was put on pause while Peace held Wednesday evening services during the Advent season.

The program will once again begin with a light meal at 6:30 p.m., followed by Bible class for adults at 7:00 p.m., and recreation time for children. 

The Bible Study is led by Pastor Terry McKee. 

The program is free and all people in the Dunnellon and surrounding

communities are invited to attend.

The “Soul Food” program offers working and younger families an opportunity to attend Bible class and engage in Christian fellowship.
